Alternative Lending Options



If you are denied mortgage financing by traditional lenders like banks or credit unions, it can be discouraging. However, it's important to know that may be other options available. When applying for a mortgage, if your application does not meet the requirements of traditional institutions, you may find yourself in the &quot;Alternative-A&quot; or &quot;B&quot; lending space.


This space includes three types of lenders: Alt-A lenders, MICs, and private lenders. Alt-A lenders are regulated institutions that offer products that cater to consumers with broader qualifying criteria. MICs are similar to Alt-A lenders but are organized according to the Income Tax Act and pool money from individual shareholder investors to lend out on mortgages. Private lenders are individual investors who lend their own funds and may offer higher-risk mortgages.


Before considering an alternative mortgage, you should ask yourself several questions:


What issue is keeping me from qualifying for a traditional “A” mortgage today?How long will it take me to correct this issue and qualify for a traditional lender mortgage? How much do I have to improve my credit situation or score? How much do I currently have available as a down payment? Am I willing to wait until I can qualify for a regular mortgage, or do I want/need to get into a certain home today? Is this mortgage sustainable? Can I afford the larger interest rate? Can I exit this lender down the road in the event the lender does not renew or I cannot afford this alternative option much longer? If you are someone who is ready to go ahead with an alternative mortgage due to a weaker credit score, or you don’t want to wait until you’re able to qualify with a traditional lender.


Here are some additional questions to ask when reviewing an alternative mortgage product:


How high is the interest rate? What are the fees involved and are these fees paid from the proceeds, added to the balance, or paid out of pocket What is the penalty for missed mortgage payments? How are they calculated? What is the cost to get out of the mortgage altogether? Is there a prepayment privilege? For example, are you able to avoid penalties if you give the lender a higher mortgage payment once a month? What is the cost of each monthly mortgage payment? What happens at the end of the term? Is a renewal an option and what are the costs to renew if applicable What is the fine print?


If you decide to go with an alternative mortgage, there are additional questions you should ask, such as the interest rate and fees involved, penalties for missed payments, prepayment privileges, and costs of monthly mortgage payments. It's essential to review the rates and terms of alternative mortgage products carefully and consider seeking the help of a professional to find the best fit for you.

Primary Routes


Arbour Lake is found in the northwest quadrant of Calgary, so if you are driving it is most likely you will get to the city center in 20 minutes. The best way to get to the city is to get to John Laurie Blvd NW.  In a few short minutes take a right to Nose Hill Drive NW S which will eventually lead you to the Crowchild Trail E ramp.  Stay on Crowchild until you come to the Bow Trail E exit which will guide you toward downtown.  Crowchild Trail will lead you to Stoney Trail, which will easily connect you to the mountains or NW Calgary. Future Stoney Trail will lead you to Highway 1 and will connect you easily to the SW, but Crowchild is your main connector to the rest of the city as Arbour Lake is in the far NW quadrant of the city. Taking Crowchild Trail turns to Highway 1A which leads you out of the city to a small city, Cochrane, Alberta.



Transit


In Arbour Lake, you have easy access to the C-Train via the Crowfoot train station, conveniently getting you to the downtown core or South Calgary. If you are looking for more bus-type transit you can always take routes 76 and 138.  However, both of the bus routes just take you to different train stations.  It just depends on where you wish to end up.

There are a lot of different factors to think about when you’re looking to buy a property and move to a new neighbourhood. A major consideration for many families is how good the schools are in the area. The school system you move to can have a lasting impact on the future of your children because, in many cases, it dictates which schools your family can access. 


Here are a few things to keep in mind if you are choosing a place to live with access to the best schools. 


1. Ranking System: Start by diving into the data and looking at how different schools across the city are ranked. There are a few different organizations that rank schools, looking at how each school is doing in academics compared to other ranked schools. The results will also indicate whether the school’s scores are improving, declining or just staying steady. The ranking system allows you to objectively compare schools based on hard data about their performance.


2. Registration Deadlines: Another factor to look into before moving to a new neighbourhood and starting at a new school is the registration deadlines. The deadlines will vary from school district to school district but typically they fall sometime before June for priority enrolment. For cross-catchment registration, the deadlines may be earlier in the spring.  Even if you aren’t moving to the area until later, make sure to confirm these dates with your school of choice so you can meet the deadlines if needed. In most cases, you can still enrol in the school if you have just moved as long as there is still space.


3. Access to catchment areas: A school catchment area is a geographical area around a school that impacts who is allowed to enrol in that school. In most cases, students have to live in the catchment area to be eligible to attend the local school. While it is possible to register at a school outside the catchment area you live in, you will not have priority and may be denied entrance if there is not enough space. This means that your neighbourhood can play a major role in the education your children receive. When you’re considering which area to purchase a home in with access to good schools, make sure to double-check the catchment area boundaries.

Getting Around Calgary from Evanston

It is still easy to get to downtown from Evanston as it is essential for some people to be able to commute. Evanston has done this very well to make traveling easier.


Primary Routes


Evanston is in the northwest of Calgary, located on the northern edge of the city. The best way to get to the city is to get on the Symons Valley Parkway NW which offers quick access to 14th Street, and a right lane change onto the ramp will lead you to the AB-201 eastern road highway. On the highway you will drive it south until you reach Memorial Drive and exit on the 256-exit ramp. Continue on until you reach 5th avenue SE. In 30 minutes, you will have reached downtown.  



Transit


Calgary has a great transit system as it can go anywhere, and runs all year-round. Evanston has the 124 bus that has several stops throughout, so catching it will be easy as it is in walking distance of any block. Or you can jump on the 301 and take a person straight downtown. However, you can also drive in your car for a short jaunt and cheap parking to the Crowfoot LRT station if you want to avoid the buses while still saving money on costly gasoline.
